It's true that this neighborhood has fewer amenities than some others, but our dues are far lower than theirs. Some (not all) of the things your dues fund are:
Landscaping, which includes maintenance of the plantings, etc.
Playground repair and upkeep
Pest control
Water for the common areas
Common area insurance

Sanctuary at Hamlin is part of the Hamlin Town Center Property Owners Association (POA). We, along with other HOAs and businesses in Town Center, pay dues to them as well. What we get for our dues:
A landscaped common path and an extensive trail system around Town Center which is planted, fenced, lighted, and watered, in comparison to what the county provides.
(This is a comparison between what the county provides, and what your dues in the POA provide)
Sponsored events like Balloon Fest, Memorial Day event, St. Patrick's Day event, etc. Your dues help to defray the cost of hosting these events, and to cover incidental expenses (renting portable toilets, providing power, etc)
